LEGAL

We have arranged for various legal service and document providers to assist our website users with the contract development and implementation. Current providers include:

Rocket Lawyer

They can provide an interactive basic contract for deed form with property information, the buyer and seller information, contract terms, and other contract elements in an easily readable format, suitable for notarization and recording.

Legal Shield

Their plan members have access to attorneys in all 50 states (and Canada) who can review and advise on contract elements, and customize the contract for the buyer or seller. They have other services available to members as well. They have offered a special package to our website users, including membership discounts.

REFINANCE MORTGAGES

Transitioning a QCD™ to a Deed with a Mortgage

While not a required provision of a QCD™, the buyer can arrange to pay off the contract balance earlier than the full 30-year term by qualifying for a “takeout” conventional refinance mortgage. This completes the QCD™ process, and the buyer receives the deed from escrow.

Under current FHA, FNMA and Freddie Mac guidelines, these loans are available after at least one year and a day from the date the QCD™ is signed.
