Home Owner Makers Educational Services

Home Owner Makers Educational Services, LLC (aka “H.O.M.E.S.”) based in Philadelphia, Pa., is a private partnership with expertise in finance, law, real estate, mortgage banking, general business, and marketing.

Our goal is to make homeownership simple and achievable for most renters, by updating and standardizing the seldom used “Contract for Deed” which is also known as an Installment Sales Agreement.

To do this we are introducing our “H.O.M.E.S.” “Qualified Contract for Deed™”, (QCD™) on this FREE website.

These contracts provide for immediate equitable ownership for buyers, with low down payments and no closing costs. We also envision that the buyers will refinance the contract balance to a traditional deed and mortgage ownership arrangement in one to five years.

We expect that most homes offered to buyers using this method will be single family rental properties, with about 15 million currently available in the U.S., plus some existing condominiums.

We also will work to replace all “Rent-to-Own” and “Lease Purchase” arrangements with this immediately available home ownership system. Then we expect them to eventually disappear from use, especially for lower income families.

Millions of homeowners lost their homes during the 2008 -2009 housing crisis. The resultant tightening of mortgage qualification criteria (including 20% down payments) has produced the lowest U.S. ownership rate in 50 years. This ownership system should allow many renters to easily buy their first home.

As the QCD™ is better understood, we also expect some apartment buildings to become condominiums, to take advantage of the benefits of ownership in shared living environments.

The site and its information and how to use the system will remain FREE to all users.

We are actively educating Realtors and mortgage providers on the benefits of the system.

We are also adding corporate partners to provide sellers and buyers with services and furnishings to make it easier to enjoy their homes. We have also arranged for some legal document and services providers to produce an interactive contract to assist in the legal process, and to provide contract reviews for buyers as appropriate.
